|
A term often used pejoratively to describe the unplanned extension of relatively low density urban land uses into rural areas, usually alongside main roads (see ribbon development). Sprawl implies little control of land sub-division (see zoning), so that conversion of plots to urban uses creates enclaves of agricultural land in which farmers may suffer negative externalities through the impact of neighbouring activities. Much planning legislation, especially in heavily populated countries, includes policies to reduce sprawl — as with green belts. (RJJ) |
